Rules for new construction
Building a new home can be a jungle. That's why we've put together the most important things to know about different rules for different types of housing. Below we have listed the rules that apply to different types of housing.
Rules for accessory buildings
- The maximum permitted size is 30 square meters in building area. The square meter is calculated with the outer dimensions of the house.
- With the neighbor's consent, you can place the house as close as 1.0 m from the property line. Without neighbor's consent, 4.5 m applies.
- An attefallshus is allowed to be built on dotted land.
- The maximum height of the house may be a maximum of 4.0 m up to the roof ridge.
Rules for holiday homes
- The detailed plan controls how big you can build.
- Often both a main building and an additional building/guest house are permitted.
- If it is agricultural land or the area has no detailed plan, the opportunities for building are often good.
- Different rules apply depending on how much of the year you live in the house.
Renting out your summer house or holiday home?

In most cases, you can earn between SEK 6,000 and 15,000 per month if you rent out your house on a year-round basis. If you rent it out on a weekly basis, for example via Airbnb, the income can be even higher. If you own a holiday home, why not rent it out for the weeks you don't use it?
